The Shops at Quonset Point

The Shops at Quonset Point: From Site Work to Completed Building

It takes vision, planning, coordination and execution to deliver an 80,000-square-foot building from ground-up in one of Rhode Island’s top-notch mixed-used development project sites. Integrated Builders not only completed the 80,000-square-foot Outside Air Center building that now houses Dave’s Marketplace grocery store, but also completed the site work for the 25-acre The Shops at Quonset Point in North Kingstown, R.I. In addition, Integrated Builders created utility, infrastructure and pad ready site for Kohl’s, and provided tenant fit-up for Super Cuts and Hollywood Nails at the mixed-use complex.

As part of an $80 million master development plan, The Shops at Quonset Point is being developed by New Boston Fund’s Urban Strategy America Fund. The entire development, when completed, is expected to have a limited-service hotel, a visitor’s center, drug store, coffee shop, restaurants, a bank, small shops, and two anchor stores. The project incorporates innovative, sustainable elements such as use of recycled materials, and other environmentally friendly strategies.

Integrated Builders worked in close collaboration with architectural firm Bergmeyer Associates, Inc., civil engineering firm Vanasse Hangen Brustlin, Inc., structural engineer ODEH Engineers, Inc. and mechanical, electrical and plumbing engineer AHA Consulting Engineers, Inc.

Lifeline Systems, Inc.
Lifeline Systems, Inc.

This project was a complete renovation of a dated metal exterior building into Class A office space.  The building now serves as the headquarters for Lifeline Systems, which manufactures and services electronic monitoring equipment for the home.

The 80,000-square-foot building was stripped to the steel frame and expanded to include a 5,000-square-foot addition for the front entrance and a 2,000-square-foot loading dock.  The site was significantly redesigned to put the front entrance on the north side of the building to accommodate a parking area.

Jabil Circuits, Inc.
Jabil Circuits, Inc.

Equity Industrial Partners engaged Integrated Builders to help them redevelop this 540,000-square-foot former Raytheon Missile Plant on the Billerica/Lowell/Tewksbury town lines.  The building has been leased with Jabil Circuits occupying 500,000 square feet; Solitec Inc., 25,000 square feet; and Radio Waves, 15,000 square feet.

The building’s exterior underwent a substantial transformation with the addition of windows, glass curtainwall entrances, loading docks and repainting.  Mechanically, the cooling tower and chillers were replaced and a new fire protection system was installed.

Pharm-Eco Laboratories
Pharm-Eco Laboratories

MassDevelopment, the State’s economic and real estate development agency, has redeveloped the former Fort Devens area into a planned business community.  Known as Jackson Development Park at Devens, Pharm-Eco Laboratories has relocated its headquarters from Lexington to this newly created corporate campus environment.

Working with Rayne Development, Integrated Builders provided construction management services for Pharm-Eco Laboratories’ three state-of-the-art buildings.  Designed by DTS Shaw Associates, the 160,000-square-foot construction project encompassed the base building construction and the fit-up of the office, laboratory and manufacturing space.  Integrated Builders managed the process of building Pharm-Eco’s specialized work areas, which included clean rooms, laboratory space with 78 fume hoods and a “high hazard” manufacturing facility.
